Thats because the visibility rules are related to the fields in the form itself, not the lead field in Marketo. In other words, the rule you setup means that there must be at least one character in the "First Name" field in the form for the rich-text element to appear.Here's info on visibility rules...
Greek should work if you paste it into the email. Perhaps the email client you sent the test to does not support it?

Just FYI - we do support authenticating SMTP relays via TLS. That's usually how this topic comes up.
